1143 Breakwater Court is an impressive open concept 3 bedroom 2 bath home on Marco Island with large living spaces with glass sliders that open to transform the inside to outside living. A private pool and spa with south facing lanai make this your dream get away destination.
This waterfront home offers an open floor plan creates an inviting and comfortable place for family and friends to spread out and relax.
The open kitchen comes complete with all the appliances, cookware and festive dishes you need to prepare a casual family meal or for a full dinner party complete with blended drinks.
The sunken living room offers a large sectional seating area with reclining seats and a large screen television. A second living room area is a great place for family game night or to catch up on a good book.
The private pool and spa faces south, allowing families to soak up the sun throughout the day. The lanai has upscale patio furniture with plenty of seating including four loungers and a barbeque for sunset grilling (guest is responsible to fill tank if they would like to use it). Landscaped for privacy and tranquility the pool overlooks the large dock.
The dock provides a great lookout post for watching manatees, or sighting the frequent dolphins frolicking in the channel waters. If you enjoy fishing, bring your fishing rod or take advantage of the many charters to catch your evening grouper meal. Your family will enjoy time on the private dock just a few steps from the lanai.
When it’s time for bed, guests have three spacious rooms to choose from:
The master suite has a King size bed and wall mounted flat screen TV. Enjoy a private access out to the pool for a nightly dip.
The second bedroom has a Queen bed, the third bedroom has two cozy twin size beds with tropical linens. Both bedrooms share a bathroom.
Location is excellent, you are just a short drive to Tiger Tail Beach or South Beach. The library, YMCA and Mackle Park are right down the street. A nice bike ride or walk to Town Center where there are many dining options, bars, shops and groceries.
*** Please note these are self maintaining properties and you are to supply cleaning/paper goods for your stay. There will be a small bar of soap at each sink, a full roll of toilet paper in each bathroom, a trash bag in each can to get you started that first day of arrival. Trash day is on Monday and Thursday, please put your can out the night before and bring in after its collected. Recycling is on Thursday. You are to keep up with the laundry during your stay and only leave the last days linens for the cleaner on your departure day ***

Residential Rules
We hope you have a wonderful time on Marco Island. We ask that you be mindful of the neighbors around you. While you are on vacation, they are full time residents, and not on vacation with you.
Marco Island does have a strict noise ordinance which is in place 24 hours a day. Be aware of this. Should the police go out to the property you are renting, and a noise violation is issued, it will become your responsibility to pay it, should a fine be assessed. Fines start at 250.00, and move to 500.00, for a second visit.
Also note that the "maximum occupants" per unit, is just that!. the MAXIMUM. This means that no more than the maximum limit are allowed on property anytime of the day or night. You are NOT allowed guests that would exceed the maximum capacity identified by the Owners. Furthermore, there are TWO vehicles allowed per rental. No more. Parking is prohibited on the swales and can NOT obstruct sidewalks.
